1. Do I need a permit?

Yes. A lot of jurisdictions are now taking up to 90 days or more to process a building project, especially if there are any land use issues, such as steep slopes, a stream or pond, or maybe a wetlands on the site. Just a basic land use approval for a building project is typically 4-6 months in most parts of the country. It is not uncommon to take longer to process your permit than it does to build your project!  Be sure to check to see if you need a permit from your city, county and state governments before you begin. 

2. How should I budget my construction?

When getting a home improvement loan or securing financing for you project be sure to add in an extra 15% for unexpected expenses.  These could include a change in your personal preferences, a need for more work such as regrading land or repairing old damage discovered during demolition. Most additional expenses are beyond the control of you or your contractor. There are almost always unexpected costs associated with a large project and you'll need to be prepared.
